The not so great (fixable and yet still livable; these considerations have been added to the listed price)
Plumbing:
-COMING AS IS: For as long as I have lived in the van, I have not used the water system I believe the macerator needs replacing, but again, I cannot attest to much of the plumbing. After moving in 3 years ago, I spent about 25 hours the first summer replacing leaking parts. The sink, interior & exterior shower had been left working, but have been winterized since. The short: water system comes as is, but all I am aware of that is broken is the macerator, and a very slow leak in exterior fresh watertank. (interior 11gal water tank is dripfree)
The other main note to buyers is about the awning. Awning is fully functional and huge (11ft). But it is a labor of love to pull out! Wind at one point had torn the material (fixed but hard to pull in), and the stock handle was broken but not replaced. Current ETA to pull out is 15 min, NOT BROKEN, but looking to be honest on the condition of the van before anyone arrives!
Finally, the fiberglass step into the van was previously cracked, so that has been replaced with a welded entry step (very functional, but is a cosmetic note for any buyer)
This van has everything you need to chase your dream adventure! Ready, and reliable: I am sad to be listing this rig; its been an unforgettable 3 year adventure, but it's time somebody else enjoys it.. You will not regret getting a Roadtrek <3
